COMMERCIAL ROOFING

A complete system.
A single point of accountability.

Your roof protects more than a building. It supports the people, equipment, and operations inside. Prime State Roofing installs and services commercial low-slope roofing with attention to drainage, insulation, penetrations, and the details around the perimeter.

01

Start with the building

Freeze-thaw cycles, snow, coastal exposure, roof traffic, and equipment all influence the specification.

02

Compare your options

We review membrane choices, attachment methods, insulation, and budget together before recommending a scope.

03

Protect daily operations

Access, staging, tenant needs, and cleanup are part of the plan for occupied commercial properties.

MANUFACTURER SYSTEMS

Three manufacturers.
Options for different buildings.

Our brochure features Carlisle, Mule-Hide, and Elevate by Holcim. Product selection and manufacturer warranty eligibility are confirmed for the proposed assembly.

01 / CARLISLE

An integrated roof assembly.

Membranes, insulation, adhesives, and flashing details specified to work together.

  • Sure-Weld TPO: reflective white membranes with hot-air welded seams; the brochure lists 45, 60, and 80 mil options.
  • Sure-Seal EPDM: flexible synthetic rubber with mechanically attached, fully adhered, and ballasted system options.
  • Sure-Flex PVC: a membrane option to consider where kitchen exhaust, grease, or chemical exposure influences the roof specification.

02 / MULE-HIDE

A versatile commercial range.

Single-ply and modified bitumen options for varied building conditions.

  • TPO: heat-welded seams with white, tan, and gray options; 45, 60, and 80 mil thicknesses are listed in the brochure.
  • EPDM: elongation and recovery characteristics that can accommodate building movement within the system design.
  • PVC: evaluate chemical and grease resistance, along with the fire classification of the complete roof assembly.
  • Modified bitumen: SBS and APP multi-layer assemblies to consider for roofs with equipment and service traffic; protection and walkways remain important.

03 / ELEVATE BY HOLCIM

System choices with Red Shield options.

Formerly Firestone Building Products, with EPDM, TPO, and PVC systems.

  • RubberGard EPDM: cold-weather flexibility and large sheet sizes to help reduce field seams; sheet dimensions depend on the product.
  • UltraPly TPO: hot-air welded seams and reflective membrane options. Reflectance and energy performance depend on the specific product and assembly.
  • Elevate PVC: reinforced membrane options where tear resistance and chemical exposure are part of the design discussion.

UNDERSTAND THE DIFFERENCES

EPDM, TPO, or PVC?

The best fit depends on the roof structure, exposure, building use, drainage, insulation, and budget. This comparison gives you a starting point for the conversation.

Choose the roof for the building you have—and the way you use it.

EPDM deserves consideration where cold-weather flexibility and cost are priorities. TPO can be a strong candidate where a reflective roof is desired. PVC is worth evaluating where grease or chemical exposure is a concern.

COVERAGE, EXPLAINED

Know the difference
between a product and a system.

Material warranties address defined product defects. Eligible system warranties can extend to specified components and labor for covered repairs. Neither replaces the actual warranty document: exclusions, maintenance duties, transfer requirements, and installation approval all matter.

A CLEAR PROCESS

From the first visit.
Through the final walkthrough.

One coordinated scope for assessment, tear-off, deck repairs, insulation, roofing, and sheet-metal details. Our brochure describes installation by Prime State Roofing’s own crews, with building access and site protection planned in advance.

  1. Assess the roof

We document the roof with photographs and assess the deck, insulation, drainage, flashings, and penetrations. Drone and interior inspections can help build a fuller picture of the conditions.

  2. Put the scope in writing

Your proposal outlines tear-off, deck repair allowances, insulation, membrane or panels, flashing, and disposal. Warranty options are explained and priced separately.

  3. Select the complete system

Compare manufacturers, membrane types or panel profiles, colors, gauges, and coatings, with a clear explanation of how each choice affects performance and coverage.

  4. Plan around your property

Agree on scheduling, access, staging, and dumpster placement. For occupied buildings, plan the work around tenants and daily operations.

  5. Install with attention to detail

Installation follows the selected manufacturer’s specifications. Crews address curbs, equipment, HVAC penetrations, and roof transitions, with daily cleanup and magnetic sweeps where appropriate.

  6. Close out with documentation

A final walkthrough, manufacturer inspection when required, photographs, product information, and registered warranties where applicable complete your project records.

COMMON QUESTIONS

Before you choose a commercial roof.

Can you help with more than one building?

Yes. We can discuss a coordinated scope for a property portfolio across our service area. Each building still needs its own assessment, specifications, and applicable licensing review.

Can the building remain occupied?

We discuss access, staging, tenant needs, equipment, and operational constraints during planning. The schedule and protection measures depend on the scope and conditions at your property.

Is a 30-year warranty automatic?

No. Longer terms require an eligible assembly and may require additional materials, manufacturer inspections, fees, and approval. Your proposal will identify the warranty option being offered.

Will a new membrane fix every leak?

Leaks can involve drainage, flashing, penetrations, perimeter details, or the existing deck and insulation. The assessment is intended to identify those conditions before defining the work.
